Service Terms

Effective for all bookings confirmed on or after July 1, 2026.

1. About These Terms

These terms apply to all housesitting, dog walking, and pet care bookings with Santa Fe Housesitters (Joshua and Danielle). Full insurance documentation and service-level details are available on request before any booking is confirmed.

2. Cancellation Policy

We hold dates for you and turn away other clients to do it. Our cancellation windows reflect that.

Less than 7 days before start Non-refundable, except in documented emergencies — we handle those case by case

If you need to cancel, reach us by text or email as early as possible. We're reasonable people and we'll tell you where you stand right away.

3. Key and Home Access

By booking with us, you confirm that you are authorized to grant access to the home and property for the dates covered.

On our end: we handle your keys with care. We don't copy them. Keys are returned to you at the end of the stay or held securely between recurring bookings — whatever arrangement works best for you. We don't share access with anyone outside the two of us (Joshua and Danielle). No exceptions.

If you use a smart lock or keypad, we'll confirm the access code before arrival and delete it from our records when the booking closes.

4. Emergency Veterinary Authorization

By completing a booking, you authorize us to seek emergency veterinary care for your animal without waiting for prior contact when, in our judgment, the animal's life or immediate wellbeing is at risk.

  • We will seek care up to $500 in costs without needing to reach you first
  • Veterinary costs are your responsibility — we are not responsible for those charges
  • We will contact you at the earliest safe opportunity and document everything
  • For care that may exceed $500, we will make every effort to reach you for approval before proceeding — except when delay would put the animal at serious risk

We take this responsibility seriously and will never use it casually. In practice, it's a safeguard for the middle-of-the-night situation, not the routine vet check.

5. Photo and Update Permission

Daily photos and short video clips are a standard part of every stay — it's how we keep you connected to your animals while you're away.

  • Photos and videos are sent directly to you for your own use
  • We do not post, share, or publish your animals, your home, or anything about your booking on social media, our website, or anywhere else — without your explicit written consent
  • You can opt out of photo/video updates entirely at any time, no explanation needed

If you'd like to share a photo we've sent you, that's entirely up to you.

6. Liability and Insurance

We carry an active general liability and pet-care insurance policy underwritten by Evanston Insurance Company through the Pet Sitters Associates In Dues Liability Program. Our coverage includes:

  • $1,000,000 per occurrence / $2,000,000 aggregate general liability
  • $100,000 per occurrence animal liability (your pet, while in our care)
  • $15,000 per occurrence pet care, custody, and control
  • $2,000 per occurrence lost-key coverage (home re-keying)
  • $1,000 per occurrence emergency veterinary expense

Certificate available on request.

We are not responsible for:

  • Pre-existing medical conditions or health events not disclosed prior to booking
  • Behavior issues (aggression, anxiety, destructive habits) that weren't mentioned before we arrived
  • Damage an animal causes to its own home or property

We treat your home as if it were our own — that's not a figure of speech. We've never left a client's home in worse shape than we found it, and we intend to keep it that way.

7. Governing Law

These terms are governed by the laws of the State of New Mexico.

8. Accepting These Terms

By checking the acceptance box at payment, you confirm that you have read and agree to these terms for your booking. These terms apply to the specific booking being paid for and are acknowledged at the time of payment.
